Open Ground, Long Light — the Beaulieu field guide

We did the homework for this belt and wrote it down: the real sun angles at 26° south, what the Highveld storm and hail season means for anything left outside, which of your four walls suffers when, and what we would actually specify on each — including where each product loses to the alternative.

  • The sun's real angles here, December against June, with sources
  • North, east, west and south — a different problem on each wall
  • Six recommendations with the honest trade-off attached to each
  • What only a free in-home measure can settle

Made for the way this estate lives

Indoors and out blur into each other on estate plots this size — the stoep is a room, the principal bedroom needs total dark, and every product has to earn its place against a paddock view.

Why Beaulieu specifies differently

Beaulieu sits in the Kyalami equestrian belt north of Johannesburg — large plots, paddocks and riding arenas instead of neighbouring rooflines, and homes built with long, low glazing to make the most of that view. That's a different brief to a suburban stand: the glass runs wider than a standard chain blind can comfortably manage, and the view itself is the point, so blocking it outright is rarely the right answer.

It also means the products have to work outside as hard as they do inside. A stoep facing the paddocks wants shade that disappears the moment the sun does, exterior products need to survive being genuinely exposed, and anything visible from the road or a neighbouring plot may need sign-off from the estate before it goes up.

  • 01

Wide-open glazingHomes built to frame the paddocks run long, low glass lines that need linked or motorised blinds rather than a single narrow chain.

  • 02

Highveld storm seasonOctober to March brings afternoon thunderstorms and hail on this side of Johannesburg — exterior awnings and screens need a wind sensor, not just a crank handle.

  • 03

Dust off the gravel roadsEstate roads and riding arenas put fine dust into tracks and channels — sealed cassette designs and the occasional clean keep motors and guides running true.

  • 04

Architectural sign-offMany estates require committee approval for anything visible from outside — we can supply spec sheets and finishes to support that application.

Questions

Straight answers, before you ask a consultant

Do you need estate architectural approval for blinds or awnings?
Many Beaulieu-area estates require sign-off for anything visible from outside, including exterior blinds, screens and awnings. We can supply spec sheets, colours and finishes for your application — the approval itself stays with you and the estate's architectural committee.
Can motorised blinds handle really wide glazing?
Yes — wide or heavy spans are exactly where motorisation earns its keep, either as a single wide-span motor or several blinds linked to one remote or app, so one button covers the whole wall of glass.
Are exterior awnings and screens safe in highveld storms?
Motorised awnings and zip screens fitted with a wind sensor retract automatically ahead of gusts, protecting the fabric and frame through Beaulieu's October-to-March storm season. A crank-only awning left open in a strong gust is a real risk — we specify sensors as standard on exterior products.
What about dust from the arenas and gravel roads?
Fine dust does find its way into tracks and channels on estates like this. Sealed cassette designs on exterior products and the occasional wipe-down of tracks keep everything running smoothly — we'll talk you through the honest maintenance expectation at your measure.
Do you offer child-safe operation?
Yes. Chain and cord tensioners are fitted as standard, wand-tilt and cordless options are available for nurseries and children's rooms, and motorisation removes cords and chains entirely — ask your consultant which suits each room.
Do you repair blinds you didn't fit?
Yes. Snapped chains and cords, sticking tilters, brackets pulled loose after painting, and motors that have stopped responding are all things we can look at, whoever supplied the blind. Where parts are still available and the mechanism is sound, a repair is usually the sensible spend — and where it isn't, we'll tell you that rather than sell you a repair twice.
How does the free measure and quote actually work?
You tell us a little about your home through this chat or the form below, a consultant visits at a time that suits you with fabric and finish samples, measures every window precisely, and leaves you with a written, itemised quote — no pressure, no obligation.
